Özet: Housing as a both production and consumption good, is affected from every dynamics of human life. While every aspects of production sector affect the supply side of housing, changing social and cultural environment affect both qualitative and quantitative aspects of housing demand. These different factors may create a gap between demand and supply sides of housing which makes housing market in disequilibrium. Then, the question of how demand effects housing supply gains importance. The intention in this study is to examine different dynamics of housing sector in relation to different housing policies by focusing different neighborhoods in Ankara. The results of the study revealed a spatial variety in housing sector after 1980s, and also revealed an important segmented structure between the south and the north of the city in terms of housing prices.
