Özet: In Turkey, the residential market has been experiencing a rapid revival process due to urban transformation, mortgage financing arrangements, urbanization, and population growth. In this revival in the housing and real estate sectors, the increase in the housing loans of the banks played a big role. Income and cost methods are used the most, when valuing real estate. In order to choose the most appropriate method, the appraiser should consider the characteristics of the property. The capitalization rates in the housing sector are important for determining the value of the property. Economic decision makers can rent or buy in the housing sector. In this context, the rate of capitalization is one of the ways to determine either to buy or rent the property. In this study, the capitalization rates for neighborhood of Mimar Sinan, Girne, Menderes, and Ata were determined separately in Aydin city center. These are the neighborhoods that the largest number of residential buildings have been built. The values of equivalent real estates will be calculated in parallel with these capitalization rates.
