Özet: Neoliberal policies shaping the current capitalist system must be considered as the main driving factor for the emergence of gated communities. The general characteristics of the housing supply dynamics in cities are shaped by their share in national and even global economies, in other words the urban economic structure. Other determinant factors include historical patterns of socio-cultural and spatial transformation processes. Accordingly, gated communities in İzmir were shaped by the effects of national/international economic-political processes and the local dynamics of city. They also demonstrate different characteristics than those of other national or international gated communities. In this study, the emergence of gated communities in the entire urban region of İzmir will be examined within the context of historical development and urbanization process of the city. In addition, data about the number of gated communities, the number of housing units, user profile and production methods will be provided. I will also examine variations among gated communities based on variables such as location, general design characteristics, social facilities, social relationships in settlements, security and architectural qualities and compare them with gated communities in other cities in Turkey, particularly İstanbul. Finally, gated communities will be evaluated within the context of economic, socio-cultural and spatial structure of the city.
