Özet: Owner and rental housing supply are considered as crucial necessities for a well defined housing market. Because they ar epereffered and will be preferred by all of the income groups of the societies. The value (price) of the purchase or rent of a housing market and the income situation of the income groups of the society shape the behavior of the consumers of housing market. So it could be stated that the value of the rented or sale housing reflects the income situation of the local people of a certain region. In the light of this information, it could be argued that different submarkets have emerged including all of housing tenure choice in Ankara Metropolitan region. However all of the submarkets have their own demand, supply and spatial dynamics.
